Where to Live in London

I'm thinking of writing a blog on guidelines for where to live in London, here are some crude generalisations:

  • There is no such thing as a bargain, Landlords know the value of their property. If it's a bargain it's a scam.
  • Rents vary depending upon the niceness of the flat, and it's location. there is no point in looking for something that is "better" than everywhere else - concentrate on something that fits your particular needs. The one common thing that everyone needs is somewhere close to (or easily commutable from) work.
  • When I say "nicer" I also say "more expensive"
  • North of the river is nicer than South (partly driven by the tube network)
  • Places get nicer the further West you look
  • Central places are more expensive (but travel costs are less)
  • Properties from agencies are 10% more expensive than property direct from a Landlord (there are often exceptions)

What do you think?

Any further advice?

You did a great job writing this guide. However, there's something I don't quite agree with: "There is no such thing as a bargain, Landlords know the value of their property. If it's a bargain it's a scam." There should always be bargaining. First of all most landlords would artificially rise up prices because they would expect you to negotiate them down. Second - some landlords live in other realities, where rent prices are constantly rising, regardless of the economic situation. Those lads are hard to be reasoned with. Still, some of them really need to get down to Earth and fix their rates. Bargaining is a sort of customer protection, so it should definitely remain as a part of any property deal.
